Way in Tinton Falls, NJ while the building is under construction, evidence of a very strong flex

Denholtz Properties acquired the land at 150 Tornillo Way. “When we sold Denholtz the land,
we had the idea that he would build flex, which is his strong suit for construction,” says Jaime
Zimmel. “They own a lot of flex, so we were very confident that the building would be ready
very quickly.”

The three tenants include Royal K Supply & Warehouse, Inc occupying 7,273 square feet,
Trident Computer Resources Inc occupying 9,510 square feet, and Fertile Globe Inc occupying
5,000 square feet.

In addition to easy access to the Garden State Parkway, Route 18 and Route 33, this pristine
new space has 22 foot clear ceiling height and drive-in loading, and is embellished with Nichiha
Fiber Panels, aluminum storefronts and porcelain tiles.

“A 4,700 square foot unit and 2,400 square foot unit are available,” says Zimmel. “Both units
are receiving a great deal of activity due to the high demand for flex space, especially in this
desirable location.”

“We also have another property directly across the street at 151 Tornillo Way,” says Zimmel.
“Denholtz Properties acquired the land, which is being prepared and construction should begin
within thirty days.” The new flex building of 25,000 square feet will be divisible in units as small
as 5,000 square feet.
