Zimmel Associates Negotiates $3.350 Million Sale of Edison Industrial Building

Zimmel Brokers 330 Talmadge Road, Edison – Again, 25 Years Later

Edison, N.J. (November 24, 2020) – Zimmel Associates has announced the sale of the 22,500 square foot, free-standing industrial building, located at 330 Talmadge Road, Edison, N.J. for $3.350 million.

The 100% fully leased industrial building, sits on two-acres, with 5,000 sq. ft. of office space, two tailboards and one drive-in bay. “A free standing building is somewhat unusual, directly off of I-287 in Edison,” says David Zimmel “There are very few buildings of that size that hit the market for sale in the marketplace.” 

The building ownership, US Land Resources, is a long time client of David Zimmel, a client for over 35 years. Together, many successful business ventures ensued, including the purchase of 330 Talmadge Road in Edison, 25 years ago. In addition, during the last 25 years, Zimmel had leased the building to various tenants on a continual basis, with no down time.

Based on the strength of the industrial market, along with the tenant’s lease due to expire at the end of the year, the owner felt it was the perfect time to sell the building. As the exclusive broker, Zimmel immediately put a strategy together to market the building, which generated multiple offers the first week – evidence of the strong industrial market.

Within sixty days, an e-commerce business came forward, jumped on the opportunity, made an offer and closed in two weeks – with no mortgage. The building was acquired by 330 Talmadge LLC for $3.350 million.
