BRANCHBURG, NJ – Chinmaya Mission Tri State Center acquired 1941 Holland Brook, Branchburg, NJ, an 11,000 square foot, two story, free-standing office building on 1.44 acres, in a newly announced transaction by Zimmel Associates.

As the exclusive broker for the seller, Holland Brook LLC, Zimmel marketed the property, which was previously leased to a Day Care Center. Beautifully landscaped, it was well-suited for a Day Care or Community Center, featuring an outdoor play area, inground pool and ample parking. The building included a large commercial kitchen, fireplace, and brick chimney, along with a 3-bedroom, full bathroom, 2nd floor apartment.

Zimmel quickly located a buyer, Chinmaya Mission Tri State Center, who was seeking a property for a Community Center. Ideally located on the corner of Holland Brook Road and Route 202, between Flemington and Bridgewater, a family-centric community, this was a perfect fit. The buyer, represented by Midtown Commercial Realty, acquired the building for $1.1 million.

The purchaser, not needing financing, was able to close all cash, which helped to expedite the transaction. From start to finish, the sale was completed within 60 days. “The seller was extremely pleased in our ability to sell so quickly under the current marketplace challenges.” says David Zimmel.
