Aberdeen, N.J. (June 21, 2022) – 403 County Road, Aberdeen, NJ is a 30,000 square foot flex building, which was constructed twenty years ago. At that time, David Zimmel, President of Zimmel Associates was hired to handle the building and he kept it leased for 20 years.
Originally, the building was divided into six 5,000 square foot units providing good visibility, separate entrances, separately metered units, and six tailboard loading docks with a 20 foot clear ceiling height. Today, there are four tenants who occupy the 30,000 square foot building – two leasing 10,000 square feet and two leasing 5,000 square feet. The building and the property are very well maintained and in excellent condition.
The owner was recently able to secure an approval for a 4,000 square foot, free standing building next to the existing building, which will be utilized as a single-user building. However, the owner who will be moving out of state, decided it was the perfect time to sell the building, along with the approval for the new building. As the exclusive broker, the Zimmel Team quickly jumped into action and immediately planned an effective marketing strategy.
David Zimmel and Jordan Zimmel, Vice President handled the building, and Jaime Zimmel, Vice President found the buyer – an active investment group looking for a flex building to add to their portfolio. Despite locating several possible buildings previously, Jaime felt that 403 County Road would fulfill their needs. He was right.
The new owners will be starting construction of the new building, which should be ready in six months. Currently, 403 County Road is fully leased, and there are no vacancies expected for a few years. Zimmel Associates will continue to monitor and market any vacancies that become available in both buildings.
