Jordan Zimmel arranges renewal leases with Absolute Fencing Gear, Zoned Sports
Academy Inc. and Chaves Automotive Inc., totaling 78,000 square feet.
Bridgewater, N.J. (December 10, 2020) – Bridgewater Business Park is comprised of 16
flex/industrial buildings in Somerset County. The buildings, which total 380,000 square
feet, are ideally located right off Route 287, near Route 22, with easy access to I-78,
Routes 202/206, the Garden State Parkway and New Jersey Turnpike.
Zimmel Associates handles the 380,000 sq. ft. buildings for the owners Bridgewater
Industrial Associates, a principle of Denholtz Properties for over 25 years. Many of the
buildings are free-standing and single tenant. Some buildings have been subdivided into
multiple units, ranging from 2,000 – 15,000 sq. ft. Tenants’ units range in size from 2,000
– 30,000 sq. ft. Currently there are no vacancies.
“The market remains extremely strong in NJ, the vacancy rate in the whole state overall
is probably 2% or less,” says Jordan Zimmel. “Companies not needing a different
amount of space will tend to renew now, because there are not many options to look at.”
Lease renewals in Bridgewater Business Park include:
- 28 E Chimney Rock Road: “Absolute Fencing Gear, the world's leading
manufacturer and supplier of equipment and services for Olympic-style fencing,
loved the location, right off Route 287 in Bridgewater”, says Zimmel. “Due to the
lack of available space in the market today, they felt it was best to enter into a
long-term deal.” Jordan Zimmel orchestrated a 7-year lease to renew for the
24,000 square foot, free-standing building. - 24 E Kearney Street: Zoned Sports Academy Inc., a baseball and softball
developmental training facility, entered into a 10-year lease renewal for the
28,000 square foot, free-standing building. - 26 E Kearney Street: Chaves Automotive Inc. entered into a 5-year renewal for
the 26,000 square foot, free-standing building.
“All three tenants are especially happy with the way the landlord maintains the buildings,
which are all in great shape and well-landscaped,” says Zimmel.
